Step-by-Step: How to Use Bora-Care® with Mold-Care

Step 1: Confirm This Product Is Right for Your Situation

• Bora-Care with Mold-Care is designed to kill existing mold and prevent future mold growth on wood.

• It will not remove black staining caused by mold or fungus.

• If you need to eliminate active termites, powderpost beetles, or other wood-destroying insects, this is not the correct mix ratio. For active insect infestations, you’ll need standard Bora-Care mixed at the 1:1 ratio (per label directions).

Step 2: Remove Mold Stains First (If Needed)

If your wood has dark/black stains from mold:

1. Apply Mold-Clean first to remove the visible staining.

2. Let the surface dry.

3. Then apply Bora-Care with Mold-Care for ongoing mold protection.

(Bora-Care with Mold-Care treats mold growth but won’t “bleach out” stains.)

Step 3: Apply Only on Proper Surfaces

Bora-Care with Mold-Care can be applied to structural wood and other cellulose-based materials only, including:

• Bare wood

• Plywood

• Particleboard

• OSB (oriented strand board)

⚠️ Do not apply to non-wood/non-cellulose surfaces or finished/decorative surfaces.

Step 4: Mix at the Correct Ratio (Mold Control)

• Bora-Care with Mold-Care is mixed at a 5:1 ratio for mold control (per your instructions).

• Mix thoroughly until the solution is uniform.

(Always follow label directions for exact mixing and application requirements.)

Step 5: Apply to High-Risk Areas

Apply as a:

• One-time preventative treatment during new construction, or

• Post-construction treatment in high-risk areas, such as:

  • Crawl spaces

  • Basements

  • Kitchens

  • Bathrooms

  • Moisture-prone or flood-risk areas

Apply evenly using a sprayer, brush, or roller (depending on the job and surface).

Step 6: Allow to Dry & Ventilate

• Allow treated wood to dry fully (dry time depends on humidity, temperature, and airflow).

• Ensure good ventilation, especially in enclosed areas like crawl spaces and attics.

Step 7: Understand Long-Term Protection

When applied according to label directions:

• The borate treatment remains in the wood long-term and provides extended residual protection in treated areas.
